Guardsman Duct Sealing & Repair: The Houston Owner’s Guide
We stock and install Guardsman-compatible duct sealing and repair materials in Houston, with most jobs running between $350 and $900 depending on how much ductwork has failed and how accessible it is. Most owners discover a problem the same way: a room that won’t hold temperature, a musty smell that comes and goes with the AC cycle, or a utility bill that climbed twenty percent and stayed there. The fix is rarely the equipment itself. It’s the sealed connections between the equipment and the rooms.
Which Guardsman Models This Applies To
Guardsman duct sealing products don’t live inside a furnace or air handler. They live in the duct system itself: the mastic, tape, and sealant collars that join duct sections, boots, and plenums. That means this applies to any Guardsman-equipped system in your home, regardless of whether the air handler is a Guardsman unit or another brand we also service, like Lennox, Trane, or Carrier. If you have rigid metal duct, flex duct, or a mix of both, the sealing points are the same: every joint, every takeoff, every transition where air can escape.
The compatibility question matters more at the material level than the model level. OEM Guardsman mastic is a water-based, UL-listed duct sealant rated for gaps up to 1/4 inch. Quality aftermarket equivalents exist, but we stock the OEM product on the truck because it bonds predictably to galvanized metal and flex duct collars in Houston’s humidity. A water-based mastic that hasn’t fully cured will re-emulsify in a humid attic. That’s the kind of thing you learn the hard way in this climate.

Signs Your Guardsman Duct Sealing & Repair Is Failing
- Rooms that never reach the thermostat setting. The AC runs longer, but the far bedroom stays warm. That’s often a disconnected or poorly sealed duct dumping conditioned air into the attic instead of the room.
- Dust accumulating faster than it should. Gaps in duct joints pull attic air into the system. That air carries insulation fibers, dust, and whatever else lives above your ceiling. Sealed ducts stop that intake.
- A musty or stale smell when the blower kicks on. Attic air is humid and carries whatever is up there. If you smell it inside the house, the return side is pulling from the wrong place.
- Cranked-up energy bills in July and August. Houston summers punish leaking ducts. The AC works harder to cool air that never reaches the rooms. A properly sealed system can cut that waste by double digits, and the bill shows it.
- Visible cracks or gaps in the mastic at exposed joints. If you can see ductwork in a garage or utility closet, look at the seams. Old mastic dries, cracks, and separates from the metal. That’s the part failing.

AfterReplacement Cost & What’s Included
In Houston, expect to pay between $350 and $900 for Guardsman duct sealing and repair work, depending on three things: how many linear feet of duct need attention, whether the access is a walk-in attic or a crawl, and how much of the old sealant has to be removed before new material goes on. A small job in a single-story ranch with easy attic access lands on the lower end. A two-story home where half the ductwork sits in a tight chase landks on the higher end.
Every Hollis Air Duct Houston job starts with a written price before any work begins. That price covers the labor, the Guardsman-compatible materials, and the cleanup. When Roy Castellanos and the crew walk the job, we’ll show you exactly which joints are failing and what the repair will address. No surprises at the door, no additions after we open the attic. And the work is covered by our 365-Day Done Right Promise: if a sealed joint fails within a year, we return and repair it at no charge. That includes a free second visit.
DIY or Call Us?
You can safely check for obvious problems yourself: visible gaps at exposed joints, disconnected flex duct, or mastic that flakes off when you touch it. A visual inspection from the attic ladder or garage is low-risk and gives you a sense of what you’re dealing with. What you shouldn’t do is crawl deep into a hot Houston attic in July, work around energized equipment, or start scraping and resealing while balancing on joists. Attics here hit 130 degrees in summer. Heat exhaustion is real, one misstep through drywall is a hospital trip, and duct sealing done wrong hides the leak instead of fixing it.
If you’ve found a problem or just suspect one, call us at (713) 936-5800. We’ll inspect the ductwork, show you what we find, and price the repair in writing before anything gets touched.
FAQs
How long does Guardsman duct sealing last? Properly applied Guardsman mastic on clean, dry ductwork lasts 15 to 25 years in Houston’s climate, with the main enemy being attic heat cycling that eventually dries and cracks the sealant at stressed joints.
Can failed duct sealing be repaired instead of replaced? In most cases, yes. Duct sealing is a repair by nature: the damaged section of mastic gets scraped back to bare metal, the joint gets cleaned, and fresh Guardsman-compatible sealant goes on. Full replacement is only needed if the duct metal itself is rusted or crushed.
How long does a duct sealing job take? A typical Houston home takes four to six hours from setup to cleanup, depending on how many joints need work and how spread out the duct runs are. We’ll give you a written time window before we start.
Do you stock Guardsman sealing materials on the truck? We do. Every Hollis truck carries OEM Guardsman mastic and compatible tapes, so the repair happens the same day as the diagnosis in almost every case. Call (713) 936-5800 to schedule an inspection.
